If the Ollingers do find treasure buried on Blind Frog Ranch, then the property could potentially be worth billions, but as it stands, it probably worth about $350,000.

Mystery at Blind Frog Ranch has now finished its third season on the air, and with more than a million viewers tuning in to watch each episode, the rumored Aztec treasure is no longer the only mystery that fans of the show are concerned about.

Blind Frog Ranch’s estimated property value

Between all of the trespassers, claim-jumpers and general sneakiness that we have witnessed on this property over the course of this most recent seasonnew questions have started surfacing about the true value of Blind Frog Ranch.

For the Duane Ollinger, his son Chad Ollinger, and the team of experts who have already invested so many resources into finding what is hidden beneath the surface of this property so far, its value stretches well beyond any price tag or for sale sign that could ever be placed on the property.

But if we really crunch the numbers on the average Uintah Basin property values, Blind Frog Ranch may be worth hundreds of thousands of dollars (even if there really is no treasure to be found on the property).

Crunching the numbers

While the Ollingers have revealed how much they paid for the expert equipment that they bring onto their property in the past, they have steered clear of ever revealing what the value of this 160-acre ranch is (for obvious reasons).

However, a bit of investigation reveals a few key details about the current property values of the Uintah Basin area:

Median sale price Zillow lists the median sale price for properties in the Uintah Basin as $313,351 (as of November 30, 2023).
Current prices of comparable properties Land.com does list one 160 acre property for sale in Uintah Country for $352,000. And realtor.com does list one 67.59 acre lot currently for sale for $275,000, as well as one 10 acre lot for sale for $100,000.

Given all of this, it is fair to assume that Blind Frog Ranch could be worth well over $350,000. And if the property value of the area keeps increasing (as it has in the last couple of years) it may be worth even more a year from now.

Do the Ollingers live on Blind Frog Ranch?

Buying into Blind Frog Ranch must have cost Duane a pretty penny (even if he is just a part-owner of the property).

But the show has confirmed that The Ollingers and their team vacate the property every year once the winter season arrives and the show has wrapped its filming.

And while staying on the property year-round may help to ward off some of the unwanted guests that the Ollingers have come up against in the last couple of years, Duane and Chad have explained that the winters on this bare-bones property are just too brutal for them to stick around all year long.

Why did Duane choose Blind Frog Ranch?

The Uintah Basin certainly does not have a shortage of mysterious properties up for sale. And if you have not been keeping up with all of Duane’s projects outside of the show, then you may not know why this reality star chose Blind Frog Ranch as the base for his treasure-hunting activities.

It turns out that Duane and Blind Frog Ranch’s paths crossed by accident. Duane’s journey toward the world of “strange” and “weird” began a few years ago when he started hosting symposiums for experts in alternative medicines and healing.

But it is through this network of fringe-experts that he eventually found out about the Blind Frog Ranch project.

But this property could be worth so much more

Season three of Mystery at Blind Frog Ranch claims that the treasure rumored to be buried somewhere on this 160-acre property could be worth up to $3 billion.

The Bureau of Land Management (BLM) states the following about found mineral treasures, such as gold, silver and gemstones: “Minerals found on mining claims belong to the claim holder and may not be collected without the claimant’s permission.”

Though this only counts for casual prospecting, so there is a chance that the Ollingers will have to share their treasure if they ever do find something big buried on Blind Frog Ranch.

Either way, it is likely that the discovery of a $3 billion treasure (even when divided among the Ollingers and the BLM) will bump the value of Blind Frog Ranch even higher.
